Quick answer: Punjab’s land records are on the state Revenue Department’s “Easy Jamabandi” portal (jamabandi.punjab.gov.in). Choose View Jamabandi, select the district, tehsil, village and year, and search by owner name, khewat number, khasra number or khatouni number. The online fard is free to view for information; a legally valid copy is a digitally signed, QR-coded fard bought online, or a fard collected from a Sewa Kendra or Fard Kendra.

What is Jamabandi Punjab?
“Jamabandi” is the name for the record of rights (land records) in Punjab and several other northern states, including Haryana and Himachal Pradesh. A copy of the jamabandi is called a fard (or nakal). It shows who owns and cultivates a piece of land, along with the khewat, khatouni and khasra numbers and the area.
The online portal is run by the Department of Revenue, Rehabilitation and Disaster Management, Government of Punjab. According to the portal, digital records of rights are available from 2002, and the data is generated in real time.
Behind the portal is the Punjab Land Records Society (PLRS), a society set up by the Government of Punjab under the Registration of Societies Act, 1860. PLRS oversees the computerisation and digitisation of land records and provides land record services through common access centres. Its head office is in the office of the Director of Land Records, Kapurthala Road, Jalandhar.
How to view your jamabandi (fard) online
- Go to jamabandi.punjab.gov.in (the portal also opens at easyjamabandi.punjab.gov.in).
- Under View Jamabandi, choose a search: Owner Name Wise, Khewat No. Wise, Khasra No. Wise or Khatouni No. Wise.
- Select the district, tehsil, village and jamabandi year.
- Enter the owner’s name (you can type it in Punjabi) or the number, and search.
- View or download the fard.
The downloaded fard is for viewing and information only, according to the portal’s FAQ.
How to get a legally valid fard
The department’s FAQ gives three routes, all legally valid:
- Online: buy a digitally signed, QR-coded fard on the portal after paying the fee shown. The portal guides you through each step.
- Sewa Kendra or Fard Kendra: visit a nearby centre and collect the fard from the delivery counter after paying the fee.
- Doorstep: dial 1076 and a Sewa Sahayak will visit your home. The FAQ lists the fee for this service as ₹50.
If a downloaded digitally signed fard shows a question mark or “validity unknown” over the signature, the FAQ says the fard is still fine. Open it in Adobe Acrobat Reader, open Signature Properties, choose Show Signer’s Certificate, add it to trusted certificates and validate the signature to see a green tick.
Other records you can check
- View Mutation: search a mutation (intkal) by mutation number.
- View Roznamcha: the patwari’s daily diary, searchable Rapat No. wise or Waqiati No. wise.
- View Registered Deed.
- Fard Request Status: track a fard request.
- Integrated Property: a combined view of property information.
- MGMN Final Map-2 and Map-3 data: map data from the state’s ground-truthing survey.
Online land services and their fees
The portal now lets you apply for several revenue services yourself. Fees and timelines below are from the department’s FAQ (checked October 2026):
| Service | Fee | Timeline |
|---|---|---|
| Mutation of inheritance (virasat) | ₹600 one-time mutation fee | Decided within 30 days |
| Mutation for an old registered deed | ₹600 | 30 days |
| Rapat (entry) for a bank loan or loan repayment | No fee | Entered within 7 days |
| Rapat for a court order | No fee | Entered within 1 day |
| Correction of clerical errors (fard badar) | No fee | Decided within 15 days |
| Fard at your doorstep (dial 1076) | ₹50 | Not stated |
Deeds registered on the National Generic Document Registration System (NGDRS) are sent to the patwari for mutation automatically, so you do not need a separate request. You apply online only for older deeds.
For an inheritance mutation, the form asks for the deceased’s details and death certificate number; the system tries to fetch the certificate from e-Sewa, and you upload it if it cannot. If there is a will, you need the last will the person made; a registered will can be fetched from NGDRS.
The portal also lists a newer Chief Minister’s scheme for oral or family partition within 30 days. Check the portal for its current terms.
How to correct an error in your land record
- Open Fard Badar (correction) on the portal.
- Describe the clerical error briefly and upload the current fard where asked.
- Submit. The FAQ says these requests are decided in 15 days at no charge.
Subscription and WhatsApp updates
You can subscribe to one or more khewats for a year for a nominal fee. After that, any change in the khewat, such as a sale, a loan entry or a court order, is sent to you by WhatsApp message or email. The portal also offers Jamabandi on WhatsApp. These alerts help landowners spot fraud early.
Complaints and grievances
Use Submit Grievance and Track Grievance on the portal. The FAQ says complaints about demands for bribes by revenue officials can be registered through the same tab, and you can raise an objection if you notice fraud.
Collector rates and fard verification links are also available on the PLRS website (plrs.org.in).
