Quick answer: AnyROR (anyror.gujarat.gov.in) is the Gujarat Revenue Department’s free portal for land records. For farmland, click “View Land Record – Rural”, choose “VF-7 Survey No Details” for the 7/12 extract or “VF-8A Khata Details” for the 8A, then select the district, taluka, village and survey number. Urban property cards open on the linked e-Milkat site. If you need a copy that counts as official, you can buy a digitally signed record online through “Digitally Signed RoR”.

AnyROR Gujarat

What is AnyROR Gujarat?

AnyROR, short for “Any Records of Rights Anywhere” (the site calls itself “Any RoR @ Anywhere”), is the land records website of the Revenue Department, Government of Gujarat. It was developed by the National Informatics Centre (NIC), Gujarat State Centre, Gandhinagar. Anyone can use it to see who holds a piece of agricultural land, its area and tenure, crop entries and the history of changes to the record, without visiting the talati or Mamlatdar’s office.

The Revenue Department states on the portal that, apart from anyror.gujarat.gov.in, it has no other website or mobile app for viewing land records. The many “AnyROR” apps on app stores are not official, so be careful about entering personal details in them.

7/12, 8A and VF-6: what the forms mean

Gujarat’s land records are kept in numbered village forms (VF):

  • 7/12 (Satbara utara): a single extract that combines Village Form 7 and Village Form 12. Form 7 records the survey number, the holder and their rights, the area, tenure and any encumbrances. Form 12 records cultivation and crop details. An earlier version of this article said Form 7 is for a house and its owner; that is not correct, as both forms relate to a survey number of land.
  • 8A (khata extract): the holder’s account, listing every survey number recorded under one khata.
  • VF-6 (hakk patrak): the mutation register. Each change in ownership or rights is entered here as a numbered entry (nondh) before the 7/12 is updated.
  • Property card: the record for land in city survey (urban) areas, used instead of the 7/12.

What you can check on AnyROR

The home page offers View Land Record – Rural, View Land Record – Urban, Property Search, Digitally Signed RoR, Online Applications (iORA), e-Chavdi and a digitally sealed property card copy. When we checked in October 2026, the rural section listed these options:

  • VF-7 survey number details (the 7/12)
  • VF-8A khata details
  • VF-6 entry details, and old scanned VF-6 and VF-7/12 records
  • 135-D notice for mutation
  • Entry list by month and year
  • Integrated survey number details
  • Revenue case details
  • Know khata by owner name, and owner details in another language
  • Closed survey numbers (closed after non-agricultural permission)
  • New survey number from old, for villages where a resurvey has been promulgated

How to check the 7/12 or 8A online

  1. Open anyror.gujarat.gov.in and click View Land Record – Rural.
  2. In “Select Any One”, choose VF-7 Survey No Details for the 7/12 or VF-8A Khata Details for the 8A.
  3. Select the district, taluka and village. The portal lists all of Gujarat’s districts, including newer ones such as Vav-Tharad.
  4. Select the survey or block number (or the khata number for 8A).
  5. Type the captcha code and click Get Record Detail. The record opens on screen.

If you only know the holder’s name, use Know Khata by Owner Name first, then open the khata. To see why the record changed, check the VF-6 entries or the 135-D notices, which are issued to interested people before a mutation entry is certified.

Urban land records and property cards

For land in city survey areas, click View Land Record – Urban. This opens the e-Milkat portal (e-milkat.gujarat.gov.in), where you select the city survey office and enter the property’s city survey details to see the property card. AnyROR’s home page also offers a procedure for getting a digitally sealed copy of the property card.

Property Search: registered documents

Property Search opens the Garvi portal (garvi.gujarat.gov.in) of Gujarat’s stamps and registration department. It lets you look up registered documents for a property, for example by property details, by party name, or by document number and year. Searching a property’s registration history is a useful check before buying, alongside the 7/12.

How to get a digitally signed 7/12 or 8A

The free view on AnyROR is for information. For a copy that the state recognises, use Digitally Signed RoR. According to the Revenue Department’s published procedure:

  1. Click Digitally Signed RoR on AnyROR or on the iORA portal (iora.gujarat.gov.in).
  2. Enter your mobile number and the captcha, click Generate OTP, enter the OTP and log in.
  3. Choose the village form (for example 7/12 or 8A), the district, taluka and village, and the survey, block, khata or entry number. Click Add Village Form. Repeat for every form you need.
  4. Click Proceed For Payment and pay the amount shown. Payment is online only.
  5. Click Download RoR. If the file is not ready, click Generate RoR. The download stays available in your login for 24 hours.

The digitally signed form carries a QR code and a unique number. Anyone can verify it by scanning the QR code or by entering the number at anyror.gujarat.gov.in/rorverify.aspx. The fee is shown at the payment step, so check it there.

You can also get certified copies of the 7/12 and 8A in person at the e-Dhara Kendra in your taluka (Mamlatdar) office. The original version of this article described applying at a Jan Seva Kendra; for land record extracts, the e-Dhara Kendra is the usual counter.

Online revenue applications (iORA)

Integrated Online Revenue Applications (iORA) is the Revenue Department’s portal for applications such as permission to buy agricultural land, payment of premium, non-agricultural (NA) permission and applications related to city survey and land survey offices. You start a new application with your mobile number and an OTP, then track it online. Rules and fees differ by application type, so read the instructions on iORA before you apply.

Farmer Registry and SMS alerts

When we checked, AnyROR carried a notice urging farmers to register in the Farmer Registry for a unique Farmer ID. According to the notice, registration links your 7/12 with your Aadhaar number, so you receive an SMS when a change is made in your land record, which helps you spot fraud early. Registration is through the Farmer Registry portal or its Android app. For other Aadhaar links, see what you should link Aadhaar with.

Tips before you rely on a record

  • Check both the current 7/12 and the VF-6 entries behind it, and look for pending revenue cases.
  • Match the survey number, area and holder’s name with the seller’s documents and the registered sale deeds.
  • In resurveyed (promulgated) villages, survey numbers may have changed; use the old-to-new survey number option.
  • For loans, court cases and sales, use the digitally signed copy or a certified copy, not a screenshot.

Other states have similar systems; see our guides to Apna Khata in Rajasthan and Telangana’s land records portal. If you are researching property to buy, our guide on using real estate sites well may also help.

Frequently asked questions

What is the full form of AnyROR?

AnyROR stands for “Any Records of Rights Anywhere”. The portal is run by the Revenue Department, Government of Gujarat.

Is there an official AnyROR mobile app?

No. The Revenue Department says anyror.gujarat.gov.in is its only website and that it has no mobile app for viewing land records.

Is the 7/12 shown on AnyROR valid for official use?

The free on-screen record is for information. For official use, buy the digitally signed RoR online, which can be verified by its QR code, or get a certified copy from an e-Dhara Kendra.

What is the difference between 7/12 and 8A?

The 7/12 describes one survey number: holder, rights, area and crops. The 8A lists all the survey numbers held under one khata (account).

What is a 135-D notice?

It is the notice sent to interested people before a mutation entry in the VF-6 register is certified, so that they can object. AnyROR lets you look these notices up.

This guide was checked in October 2026 against the AnyROR and iORA portals and the Revenue Department, Government of Gujarat’s published procedure for digitally signed village forms. Portal menus and fees change, so follow the official site.
