Quick answer: Jharbhoomi (jharbhoomi.jharkhand.gov.in) is the official land records portal of Jharkhand’s Department of Revenue, Registration and Land Reforms. To check a record, open “Apna Khata Dekhein” or “Register-II Dekhein”, choose your district, anchal (circle), halka and mauza, and enter the khata or plot details. Viewing is free, but the online copy is for information. Land rent (lagan) is paid on a separate portal, jharbhulagan.jharkhand.gov.in.

Jharbhoomi

What is Jharbhoomi?

Jharbhoomi is the Jharkhand government’s single window for land records. The site was designed and developed by the National Informatics Centre (NIC), and its content is maintained by the Department of Revenue, Registration and Land Reforms, Government of Jharkhand. It is part of the state’s work under the Digital India Land Records Modernization Programme (DILRMP), the central scheme that began in 2008 as the National Land Records Modernization Programme and became fully centrally funded from 1 April 2016.

The portal’s address has changed since this article was first written. Older guides, including an earlier version of this one, give it as jharbhoomi.nic.in. The current address is jharbhoomi.jharkhand.gov.in.

Terms you will see on Jharbhoomi

  • Khata: the account number under which one or more plots are recorded in a holder’s name.
  • Khatiyan: the record of rights prepared during survey and settlement. It shows who holds the land and on what terms.
  • Register-II (Panji-II): the register kept at the circle office that records the current holder (raiyat), the land and the rent. Mutations are reflected here.
  • Khesra: the plot number. In other states it is usually called the khasra number.
  • Anchal, halka and mauza: the circle, the revenue sub-division under it, and the revenue village.
  • Lagan: the annual land rent payable to the state.

Services on the Jharbhoomi portal

When we checked in October 2026, the left-hand menu of the portal offered these options (the labels are in Hindi):

  • Apna Khata Dekhein (view your khata)
  • Register-II Dekhein (view Register-II)
  • Khata evam Register-II Dekhein (view the khatiyan or Register-II by khata number)
  • Panji-II – Khesra-war Vivaran (plot-wise Register-II history)
  • Khesra ka Sampoorn Vivaran Dekhein (full details of a plot)
  • Bhoomi Bank (the government land bank)
  • Online Aavedan and Aavedan Sthiti (online applications and their status)
  • Bhu-Naksha (cadastral maps)

The home page also links to online lagan payment, the Revenue Court Management System, the registration (Nibandhan) portal and a complaint monitoring system, and it offers a free reading book for the Kaithi script, in which some older land records are written.

How to view your khatiyan or Register-II

  1. Open jharbhoomi.jharkhand.gov.in and click Khata evam Register-II Dekhein. (You can also start from “Apna Khata Dekhein” or “Register-II Dekhein”, which open a clickable district map.)
  2. Choose whether you want the Khatiyan or Register 2.
  3. Select the district, then the anchal, halka and mauza.
  4. Enter the khata number and choose the type of land (kism zameen).
  5. Type the security code shown on screen and submit. The record opens on screen, and you can print it.

If you do not know the khata number, the map-based options let you search the Register-II by plot (khesra) number or by the raiyat’s name instead.

How to check plot (khesra) details

  1. Click Khesra ka Sampoorn Vivaran Dekhein on the home page.
  2. Click your district on the map, then your block or circle.
  3. Select the anchal, halka and mauza.
  4. Search by raiyat name, khata number or plot number, enter the security code and click search.
  5. To trace how a plot has changed hands in the Register-II, use Panji-II – Khesra-war Vivaran.

Before you buy land, compare these details with the seller’s papers and the registered sale deeds. An online entry alone does not prove a clear title.

How to pay land rent (lagan) online

Lagan is paid on the Jharbhulagan portal (jharbhulagan.jharkhand.gov.in), not on Jharbhoomi itself. The portal offers options to view the Register-II, view dues (bakaya), view previous payments, pay online and check payment status.

  1. Open jharbhulagan.jharkhand.gov.in and choose Online Bhugtan Karein (pay online) or Bakaya Dekhein (view dues).
  2. Select the district, anchal, halka and mauza.
  3. Find your holding by raiyat name, khata number or plot number, and enter the security code.
  4. Check the outstanding amount, then pay using one of the methods offered at checkout.
  5. Save the receipt. You can check it later under Bhugtan ki Sthiti Dekhein (payment status).

Online applications: mutation, demarcation and appeals

Mutation (dakhil-kharij), land demarcation (mapi) and some appeals can be applied for online through the Online Aavedan option:

  1. Click Online Aavedan. If you are a new user, click Registration and create an account.
  2. Log in with your email ID, password and the security code.
  3. Choose the service and fill in the form. The login page links to user manuals for online mutation, land demarcation, DCLR appeals and court case order uploads.
  4. Track the application under Aavedan Sthiti.

The portal notes that mutation and demarcation applications now accept khata and khesra numbers that include a single fraction (batta).

How to see the land map (Bhu-Naksha)

  1. Click Bhu-Naksha on Jharbhoomi, or open jharbhunaksha.jharkhand.gov.in directly.
  2. Select the district, circle, halka, mauza and map sheet number.
  3. Click your plot on the map to see its details, and print the plot report where the option is offered.

Bhoomi Bank

The Bhoomi Bank option shows the land the Jharkhand government has identified and listed in its land bank, along with a summary report that can be downloaded.

Before you rely on an online record

  • Use it as information, not proof. For a bank loan, a court case or a sale, ask the circle (anchal) office for a certified copy.
  • Check tenancy laws. Much of Jharkhand is covered by the Chotanagpur Tenancy Act, 1908 and the Santhal Pargana Tenancy Act, 1949, which restrict transfers of some raiyati land. Take legal advice before buying.
  • Avoid unofficial apps and sites. Use only the jharkhand.gov.in portals named above.
  • Report mistakes. If your record has a wrong name, area or plot, raise it with the circle office and keep the acknowledgement.

Many states run similar portals; see our guides to checking land records in Bihar and Bhulekh Odisha. If you are buying land as an investment, read how real estate investing works and its risks first.

Frequently asked questions

Is jharbhoomi.nic.in still the official website?

No. In October 2026 the portal was running at jharbhoomi.jharkhand.gov.in. Bookmark that address and avoid look-alike sites.

Is it free to view land records on Jharbhoomi?

Yes. Viewing the khatiyan, Register-II and plot details online does not need a login or a fee. A login is needed only for online applications such as mutation.

What is the difference between the khatiyan and Register-II?

The khatiyan is the record of rights made during survey and settlement. Register-II is the circle office’s running register of current holders and rent, which is updated after mutations.

Can I pay lagan on Jharbhoomi?

Lagan is paid on the linked Jharbhulagan portal (jharbhulagan.jharkhand.gov.in), where you can also view dues and past payments.

Treat it as information. For official purposes, get a certified copy from the circle office.

This guide was checked in October 2026 against the Jharbhoomi, Jharbhulagan and Jharbhunaksha portals of the Government of Jharkhand and the Department of Land Resources’ information on DILRMP. Portal menus change, so follow the labels on the official site.
