How to view the jamabandi register (khata and khesra details)
- Go to biharbhumi.bihar.gov.in and click Jamabandi Panji Dekhein (view jamabandi register).
- Select the district, circle (anchal), halka and mauja (revenue village).
- Search by the current volume (bhag) and page number, the raiyat’s (owner’s) name, plot (khesra) number, khata number, jamabandi number or computerised jamabandi number.
- Open the record to see the raiyat’s name, khata and khesra numbers, area (rakba) and land rent details.
The portal also offers the jamabandi register in all 22 scheduled languages of India. The online view is for information; for official use, get a digitally signed record from bhuabhilekh.bihar.gov.in or a certified copy from the circle office.
How to apply for dakhil-kharij (mutation) online
Dakhil-kharij updates the jamabandi after you buy or inherit land, so that the land appears in your name in government revenue records. A registered sale deed transfers ownership; dakhil-kharij updates the revenue record that shows it. An earlier version of this article said you only get legal ownership after dakhil-kharij; that overstates it, but mutation is still essential for paying rent, getting an LPC and selling later.
- On Bihar Bhumi, register as a new user (name, mobile number, email and address) or log in through Citizen Login.
- Choose Online Dakhil-Kharij Aavedan Karein (apply for online mutation).
- Fill in the deed and land details and upload the documents asked for, such as the registered deed.
- Submit and note the application number.
- Track it under Dakhil-Kharij Aavedan Sthiti Dekhein. A separate link shows applications returned by the circle officer (anchaladhikari) for defects.

How to pay bhu-lagaan (land rent) online
- Open Bhu-Lagaan from Bihar Bhumi, or go to bhulagan.bihar.gov.in.
- Choose to pay online and select the district, circle, halka and mauja.
- Enter the volume (bhag) and page number of your jamabandi, or the other details asked for, and search.
- Check the demand and pay online. Save the receipt.
If a payment fails, check its status with the transaction ID on the bhu-lagaan portal before paying again.
Correcting errors: Parimarjan Plus
Some digitised jamabandi records have mistakes in the raiyat’s name, khata or khesra number, area or rent. Parimarjan Plus (parimarjanplus.bihar.gov.in) is the department’s portal for correcting such errors. It replaced the original Parimarjan portal (parimarjan.bihar.gov.in) that this article described; that old address returned a “not found” error in October 2026.
- Open Parimarjan Plus from Bihar Bhumi and log in.

Searching registered deeds and land values
Bhumijankari (deeds up to 15 December 2024)
The Registration Department’s Bhumijankari portal lets you search registered documents by serial number or by party name, for the post-computerisation period (2006 onwards) or the pre-computerisation period (1996 to 2006). Select the registration office and year range and click View.
According to a notice on Bhumijankari, its data covers documents registered only up to 15 December 2024. For documents registered from 16 December 2024, use the certified copy module on eNibandhan.
Minimum value register (MVR)
The MVR gives the government’s minimum value for land or flats in an area, which is used for stamp duty. On Bhumijankari, open View Land MVR or View Flat MVR, enter the registration office, circle, thana code and land or building details, and view the calculation.
Encumbrance certificate
An encumbrance certificate lists registered transactions, such as sales and mortgages, on a property. The Registration Department’s eNibandhan portal offers encumbrance certificates and certified copies. Bihar Bhumi also has a facility to view mortgaged (bandhak) land.
