Quick answer: Telangana’s Dharani portal has been replaced. On 14 April 2025 the state launched Bhu Bharati (bhubharati.telangana.gov.in), and Dharani was switched off after the new portal went live. Use Bhu Bharati to check land details, encumbrance details, market value and prohibited lands, and to apply for agricultural land registration, mutation, succession and pattadar passbook services.
From Dharani to Bhu Bharati: what changed
- October 2020: Telangana launched the Dharani portal as an integrated land records and registration system for agricultural land. This article was first written about Dharani.
- 2021 to 2022: Users reported technical problems on Dharani. This article reported at the time that the Telangana High Court had issued notice to the state on a public interest petition about Dharani errors (October 2021), and that revised land market values and registration charges took effect from 22 July 2021 and again from 1 February 2022, causing a rush of registrations.
- 14 April 2025: Chief Minister A. Revanth Reddy launched the Bhu Bharati portal under the new Bhu Bharati (Record of Rights in Land) law, which replaced the Telangana Rights in Land and Pattadar Pass Books Act, 2020. Reports at the launch said Bhu Bharati would start as a pilot in a few mandals before covering the whole state.
Bhu Bharati is run by the Revenue Department and the Chief Commissioner of Land Administration (CCLA), Telangana, and was developed by the National Informatics Centre (NIC). If you have an old Dharani link or bookmark, it will not work; use bhubharati.telangana.gov.in instead.
Information services you can use without logging in
The Bhu Bharati home page (October 2026) offers these public searches:
- Details of land: search land status by district, mandal, village and survey or khata number.
- Market value of land: the government value used to calculate stamp duty.
- Prohibited lands details: land that cannot be registered, such as government, assigned, endowment or Waqf land. These are listed in the prohibited properties register under Section 22-A of the Registration Act, 1908, as it applies in Telangana.
- Encumbrance details: registered transactions on a property, such as sales and mortgages.
- EC details before Dharani: older encumbrance details.
- Registered document details.
- ROFR lands details: land covered by titles under the Recognition of Forest Rights (ROFR) process of the Forest Rights Act, 2006.

How to check land details on Bhu Bharati
- Go to bhubharati.telangana.gov.in.
- Under Information Services, open Details of Land (Know Land Status).
- Select the district, mandal and village, then enter the survey number or khata number.
- Enter the captcha and fetch the details.
How to check an encumbrance before buying land
- Open Encumbrance Details on the home page.
- Select the district, mandal, village and survey number.
- Check the list for any sale, mortgage or other registered transaction. For older periods, also check EC Details Before Dharani.
An encumbrance search shows registered transactions only. Ask the seller for the pattadar passbook and title deeds, and consider a lawyer’s title search for a large purchase.
Services that need a citizen login
Log in through the Citizen login to apply. The portal sets out a process flow for each service; most follow the same pattern: enter the data, pay online, download the e-challan and transaction summary, book a slot or complete eKYC at a MeeSeva centre, and the application then goes to the department. Services listed in October 2026 include:
- registration of agricultural land (sale, gift and similar transactions), with slot booking;
- mutation;
- succession, including assigned lands;
- pattadar passbook (PPB) issue on a court order, duplicate PPB and passbook data correction;
- conversion of agricultural land for house sites (NALA) and PPB for house sites;
- grievances about land matters and about inclusion in the prohibited properties list;
- an NRI portal for non-resident Indians.
Rescheduling a slot: according to the Bhu Bharati FAQ, the first reschedule is free; the second costs ₹500 and the third ₹1,000. Slots can also be cancelled from the citizen login.

Older Dharani-era terms you may still see
- Pahani (adangal): the village record of land and crops. Under Dharani, Pahani and ROR-1B searches were moved off the main portal; ask your tahsildar if you need old copies.
- ROR-1B: the record of rights register.
- Pattadar passbook (PPB): the owner’s passbook for agricultural land. This article originally noted that NRIs could apply for an e-property passbook (EPPB) through Dharani.
- NALA: short for non-agricultural land assessment; it refers to converting agricultural land to non-agricultural use, such as house sites.
