Quick answer: Apna Khata is the Rajasthan government’s free online service for viewing jamabandi (record of rights) copies of agricultural land. It is run by the Board of Revenue, Rajasthan, as part of the state’s e-Dharti land records system. The portal has moved from apnakhata.raj.nic.in to apnakhata.rajasthan.gov.in. Choose your district, tehsil and village there to view a jamabandi copy, apply for mutation (namantaran) or track an application. For a certified copy, apply at a designated kiosk.

What is e-Dharti?
e-Dharti is the software and database the Rajasthan Revenue Department and Board of Revenue use to keep land records digitally. Apna Khata is its public window: it shows the jamabandi copy and accepts some online applications. Land maps are on a separate portal, Bhu Naksha Rajasthan (bhunaksha.rajasthan.gov.in), and the Apna Khata home page links to both. Older guides call the system “e-Bhoomi”; the portal itself uses the name e-Dharti.
Key land record terms
- Jamabandi: the record of rights (RoR) of a village. It lists each holding, its owners and cultivators, and their shares. The term is used in Rajasthan, Haryana, Punjab and Himachal Pradesh.
- Khata number: the account number of a holding. It groups the land held by the same owner or co-owners and shows their total area.
- Khasra number: the survey number of an individual plot or field.
- Namantaran (mutation): the entry that changes the name in the record after a sale, inheritance, gift or other transfer.
- Girdawari: the crop inspection record, kept field by field.
How to view a jamabandi copy on Apna Khata
- Open apnakhata.rajasthan.gov.in and click Jamabandi Nakal (जमाबंदी नकल).
- Select your district from the list. The list includes newer districts such as Kotputli-Behror, Khairthal-Tijara, Deeg, Didwana-Kuchaman, Phalodi, Beawar, Balotra and Salumber.
- Select the tehsil and then the village. You can jump through the village list by its first letter.
- Search for the record by khasra number, khata number or the owner’s name, as the page offers.
- View the jamabandi copy and save or print it.
The portal states that online copies are for general information only. Some mutations are not updated immediately, so an online copy cannot be used as a certified or authorised copy in a court or office. For that, apply at a designated kiosk, as the portal instructs.
How to apply for mutation (namantaran) online
- On the Apna Khata home page, click Apply for mutation (नामांतरण के लिये आवेदन करें).
- Choose the type of mutation. The form lists these options:
- recording a bank loan (mortgage) on the land;
- recording release of a mortgage after the loan is repaid;
- inheritance (virasat);
- relinquishment of a share (haktyag);
- gift;
- minor to major;
- allotment;
- a court order.
- Fill in the applicant’s and land details. The form accepts entries in Hindi only; it converts Roman letters to Hindi as you type a word and press space.
- Upload the supporting documents combined into one PDF file, with each page no larger than 150 KB. The form warns that the application will be rejected if a required document is missing.
- Submit the form and note the application number.
- Track progress through Application status (आवेदन की वर्तमान स्थिति) or the Mutation report (नामांतरण प्रतिवेदन).
A sale of land is registered through the Registration and Stamps Department (e-Panjiyan, epanjiyan.rajasthan.gov.in). Check with the tehsil how the mutation for a registered sale is started in your case.
Other services on Apna Khata
- Consent partition (sahmati vibhajan): co-owners who agree on dividing a holding can apply online.
- Boundary demarcation (seemagyan): apply for the boundary of your land to be marked, and give feedback afterwards.
- Non-restricted government land: view details of government land that is not restricted.
- Girdawari details: crop inspection records through the Girdawari portal, plus a link to the state’s Girdawari app on Google Play.
Is there an Apna Khata mobile app?
The old version of this guide told readers to search the Play Store for “Apna Khata Rajasthan” and install the first result. We could not find an official Apna Khata app linked from the portal in October 2026. The portal links only to the Girdawari app. Search results often show unofficial apps. Use the website on your phone’s browser instead, and install government apps only from links on official pages.
Benefits of Apna Khata
- You can check land details without repeated visits to the patwari or tehsildar.
- Buyers can confirm the recorded owners and any recorded bank charge before a deal, which helps avoid fraud.
- Banks ask for the jamabandi when you take a loan against agricultural land, and an online copy lets you check it in advance.
- Mutation, partition and demarcation requests can be started online and tracked.
Other states run similar systems. See our guides to Himbhoomi in Himachal Pradesh, Haryana jamabandi, MP Bhulekh and AnyROR Gujarat.
